The Footprint
Charleston is really a dozen different markets. Here is how each one trades, and what Megan has listed or closed there recently.

01
Acreage, live oaks and the most land close to downtown.
Johns Island is where Charleston still has room. Working farms, horse properties and marsh front lots sit alongside newer subdivisions off Maybank Highway and River Road, and Freshfields Village, Kiawah and Seabrook are a short drive down Bohicket Road. It is also the island Megan gets asked about most, usually as “James Island or Johns Island?” Her answer: one bridge, two completely different Tuesdays. Johns Island trades commute for space.
15 closings here since 2013. Listing now: 3189 Edenvale Road, a 35.32 acre equestrian estate. Under contract: 2571 Bryans Dairy Road, 12.59 acres on Abbapoola Creek. Sold this summer: 1939 Parish House Circle, 2017 Elvington Road and 1552 Thin Pine Drive.

02
Rural, quiet and serious about keeping it that way.
Past Johns Island on the far side of Church Creek, Wadmalaw is farmland, deep water, long dirt lanes and very little commercial development. Buyers come here for acreage, privacy and water access, and they need an agent who asks about road frontage, septic, well water and what a parcel can legally be used for before anyone talks price.
Part of Megan’s regular service area for land and equestrian buyers.

03
Ten minutes to downtown, fifteen to the sand at Folly.
Big oaks, 1960s brick ranches on generous lots, tidal creeks and plenty of streets without an HOA. James Island trades on commute and water access, and flood elevation is part of every honest conversation here. Condos near the connector give first time buyers a way in.
13 closings here since 2013. Listing now: 700 Daniel Ellis Drive, Unit 5105, a one bedroom condo.

04
The peninsula, from South of Broad to the upper King corridor.
Historic single houses, piazzas and a walkable grid where pricing turns on the block and on what has already been done to the systems behind old walls. Renovation buyers need a read on the Board of Architectural Review before they need a contractor.
24 closings here since 2013. Recently walked a 1925 Sumter Street home with designers from ACE9 Interiors to scope a renovation.

05
Megan’s busiest area, and home to her brokerage.
Across the Ashley River from the peninsula, West Ashley covers everything from 1950s brick ranches in Byrnes Downs and Avondale to marsh front homes off Folly Road and newer communities out Bees Ferry and Glenn McConnell. It is where a lot of Charleston buyers get the most house within fifteen minutes of downtown, and where Megan has closed more homes than anywhere else.
57 closings here since 2013. Megan’s brokerage office sits on Gardner Road, right in West Ashley.

06
Creek frontage, pocket neighborhoods and strong schools.
From Old Village cottages to newer communities north of the Isle of Palms Connector. Buyers come for schools and boat access, and small pocket communities with detached garages and first floor primaries move quickly.
23 closings here since 2013. Sold 1145 Wexford Park for $700,000. Represented the buyer at 1608 Grey Marsh Road.

07
Park Circle energy and real value close in.
Bungalows, new infill and some of the best price per square foot within fifteen minutes of downtown. Union Heights and the neighborhoods around Park Circle have seen steady new construction.
34 closings here since 2013. Sold 3811 Grateful Road in August 2026, and represented buyers at 2508 Corona Street and 1994 Groveland Avenue.

08
Megan’s hometown, and the Flowertown that keeps growing.
Megan grew up in Summerville and went to Summerville High School. Established neighborhoods near the historic town square, plus newer communities out toward Nexton and Ridgeville, give buyers more house and more yard for the money.
57 closings here since 2013. Just sold 208 Roanoke Hill Court for $355,000, 252 Longford Drive for $362,000 and 106 Upcerne Road for $360,000. Represented the buyer at 516 Rosings Drive.

09
Berkeley County, where the land opens up.
Lake Moultrie, the Francis Marion National Forest and plenty of room. New construction around Moncks Corner sits within reach of rural parcels in Huger and Bonneau that suit horses, hunting land or a quiet build.
8 closings here since 2013. Listing now: 847 Recess Point Drive, Moncks Corner. Sold 216 Quimby Hill Drive in Huger in July 2026, and a horse farm at 1008 Hoodtown Road in Bonneau for $970,000 in July 2025.

10
The Edge of America, just past James Island.
Six miles of barrier island with a laid back town center, the Folly Beach Fishing Pier and beach houses that run from raised cottages to oceanfront homes. Buyers here weigh shoreline and erosion history, flood elevation, wind and flood insurance, and the city’s short term rental rules as carefully as the view.
2 closings here since 2013. Listed and sold 1705 East Ashley Avenue, a beachfront home, for $1.1 million.

Country living an hour west of Charleston.
Out along I-95 in Colleton County, Walterboro trades on land: ponds, pasture, hunting tracts and homes on several acres for what a quarter acre lot costs closer in. Buyers here ask about well and septic, road frontage, timber and what the county allows on the parcel, and they want an agent willing to make the drive.
3 closings here since 2013. Sold 110 Huntington Court in March 2026, 643 Backfield Road in May 2025 and 320 Cowboy Way in July 2021.

Client Reviews
Every client is asked to review Megan on Realtor.com. These are their words, unedited.
Easiest sale ever and I’ve sold 9 properties, this is the second with Megan. She suggested listing it $15K higher than I thought and she gave me a to do list to get the home up to snuff. I did everything she asked and we got the listing price within 5 days of listing the home.
Megan was amazing in helping me sell my place. Truly easiest process I have had selling the house. Megan was always available to help when I had questions about anything.
She was able to put our home under contract in under a week, which was great as the offer on the home we were buying was contingent on selling our home. Things got tricky and frustrating through the process and she was able to assure us she had everything under control and would get it done, which she did!
Megan helped us with both the sale of our home as well as the purchase of our new home. She was tenacious in helping us find just the right home, the minute it went up for sale, and fought to make a tricky double closing happen right on time.
There were 4 other offers on our house within 24 hours, and Megan managed to close it for us! She crafted up the perfect contract proposal and got it done.
All the little things that would have taken me two weeks Megan was able to knock out in a morning. It was so easy I barely realized we sold the house!
Megan is the perfect real estate agent, warm, friendly, professional, and trustworthy. She is truly available 24/7. Megan worked tirelessly on the sale of my condo with success.
Her work ethic, responsiveness, knowledge and communication and negotiation skills truly make her stand out as a realtor! She has the ability to always make her clients feel like the number one priority.
